So You Want To Subdivide Your Lot: Things To Consider

To Subdivide Your Lot:

  1. How much land do you have? (The minimum size allowed for the lot you are creating and the lot you will have left can vary with whether or not it has city water and sewer and the zoning if any in your area.)
  2. How much road frontage will remain on both lots when you are done? (The minimum allowed depends on whether you have city water or not.)
  3. Will zoning allow for the subdivision and your intended use for the property? (See Zoning Map and Bradley County Planning Department)
  4. Are you creating 2 or more lots? (If you are creating 2 or less the process is quicker.)
  5. Are you planing to sell or give the lots to someone. (Check with a tax accountant or CPA regarding any tax implications)
  6. Marketing. If you are planing to sell the property subdivided you should contact a Realtor and get a report on what the lots are going for like yours and what the average length of time is for them to sell as well as typical costs to sell.
  7. Contact a surveyor to determine if your lot is dividable or if there are problems due to the terrain. If you need information for contacting surveyors familiar with Bradley County you can drop me an e-mail.
  8. If You Have Any Other Question.  (You can contact me at my e-mail address and you can contact the Bradley County Planing Department.)

Introduction

I created this blog to help folks who are looking at subdividing and or developing find the local resources  and information to make this happen smoothly and effectively. I will also highlight New Subdivisions and market conditions as I see them developing.

Sincerely,

Craig Harding
